The minimum column is what fits. The recommended column is what members come back to. Alpha builds to the minimums when the room demands it, and every one of them is a real constraint rather than a comfortable target.
A treadmill needs 3 feet behind it so a member can step off without backing into traffic. It needs 5 to 6 feet to catch a runner who comes off the back at speed. These are two different problems, and only the second creates a safety risk. ASTM F2115 addresses the space behind cardio equipment for this situation more than the standard walking clearance. This is why Alpha plans cardio rows to the larger distance.
Take the equipment's footprint from the spec sheet, add the clearance from the table above on every side a person works from, then add that machine's share of the walkway that reaches it. That total, averaged across a full equipment list, is where the 100 square feet per piece comes from.
This is why published figures of 10 to 30 square feet per piece, or 30 to 50 square feet per machine, are not wrong so much as incomplete. They describe the machine standing alone in an empty room.
Work it in this order on your own space:
List the pieces you want.
Add each footprint plus its working clearance from the table above.
Add walkways at 4 feet through the main routes.
Compare the total to your usable square footage.
If step 4 comes out over, the fix is fewer pieces, not tighter spacing. Overcrowding the layout and ignoring circulation space are two of the most expensive mistakes in commercial gym planning, and both are mistakes made here.
Cut the specialty machine before you cut the second bench or the second cable station. The pieces that carry peak hour are the ones members line up for, and a room short of benches feels worse than a room short of variety. If the list is still over after that, have the layout drawn before you order.
At roughly 100 square feet per major piece, including circulation, 1,000 square feet holds 8 to 12 pieces, 2,000 holds 16 to 24, and 3,000 holds 24 to 36.

Under about 2,500 square feet, the room cannot cover every training style and stay comfortable. A 2,000-square-foot space with 20 pieces can be an excellent boutique gym or personal training studio with a clear identity. Take those same 20 pieces and buy just one of everything: one rack, one bench, one bike, one cable station, and you get a room that covers every style.
Machine-heavy layouts can run below 100 square feet per piece. It costs comfort, and comfort is what the membership is paying for.
Deciding which 20 pieces is a positioning question before it is a space question. Alpha's commercial gym design guide covers the zoning splits and the equipment mix that follow from it.
Use the obstacles. Pillars, corners, and awkward walls are where a small commercial gym finds its missing square footage, because they are the areas a conventional layout writes off.
Pillars become anchors. Alpha has wrapped a functional trainer and storage hybrid around a pillar, turning the room's worst feature into a station.
Corners take equipment that only needs one open side. Angle a functional trainer or a selectorized machine at 45 degrees into the corner.
Selectorized machines can sit back to back, weight stack to weight stack. No moving parts meet, so the clearance between them drops to nothing. This depends on the model having its weight cage on the correct side for your layout, which is decided when the order is placed, not on installation day.
Walls carry what the floor should not. Wall-mounted pegs for plates, ropes and straps, vertical barbell storage, and corner racks for anything that does not need constant access.
Doors stay away from racks and treadmills. Put lockers, water, or stretch mats in the door-adjacent spaces instead.
Mezzanines stay light. Stairs consume floor area, and free weights transmit vibration, so keep the upper level to cardio, mats, and at most a light dumbbell set.
Two details that never show on a floor plan still decide whether equipment gets used. Machines that put members in exposed positions, prone leg curls and glute kickbacks among them, need placement where people do not feel watched. And no machine parks directly under an HVAC vent.
Maxi-Forme Cap-Rouge is the clearest example. Alpha placed an 8-stack jungle at one end of the floor and functional trainers at the other, so members can reach cables without crossing the facility. The duplication costs square footage. It buys back peak-hour flow, which is what members actually judge.

What is the minimum size for a commercial gym?
Commercial gyms usually start around 2,500 square feet, where the room can cover the major training categories and stay comfortable. Below that, a boutique or personal training studio works well. A general-membership gym does not.
Should cardio be separated from strength training?

How wide do commercial gym walkways need to be?
Three feet is the minimum. Four to five feet is the recommendation, and it is the difference between two people passing and two people negotiating.
